Scope of Works
The works encompassed a broad range of specialist heritage conservation trades across the building’s exterior. Key deliverables included detailed stonework repairs, stone replacement, indent carvings, synthetic stone repairs, full re-pointing, desalination and biocide cleaning, alongside brickwork cleaning and repointing to the main façade and Entry Court/Portico. The scope also included timber repairs to deteriorated joinery elements, replacement of window sills, full repainting of all windows, doors and metalwork (including cast-iron downpipes, grilles and decorative letters), glazing panel replacement, lead weathering and flashing installation to gables and parapets, bird-proofing, replacement of ferrous fixings, structural pinning and strapping of stone gables, and clearance of all stormwater lines. Provisional items were included throughout to allow for quantities confirmed during the course of works.
Site Management & Responsibilities
Rapid Construction was responsible for full-time site supervision, craneage, traffic control, scaffold management, site establishment and all associated permits and council fees. Replacement stone was produced and supplied by Heritage Stoneworks from their Alexandria depot while Rapid responsible for inspecting, transporting, handling and safely storing all stone on site. Works were subject to noise restrictions given the building remained occupied by TAFE staff. All works complied with the approved Inspection and Test Plan (ITP) hold-point requirements and relevant environmental controls, including strict management of respirable crystalline silica (RCS).
