Kensington Street & Spice Alley - CentralPark - Chippendale

This very complex and high profile project was completed by Rapid in 2015. It involved the adaptive re-use of the Heritage-listed 5-storey Old Rum Store warehouse at 2-10 Kensington Street, constructed in around 1911 originally as a vehicle garage, and a new-build 2-storey in-fill on the roof; demolition of a non-Heritage 20th-century warehouse and replacement with 3-storey commercial multi-use in-fill; construction of a new single-storey multi-tenancy commercial structure at the rear of the terraces (now the popular inner-city “Spice Alley” precinct); and the adaptive re-use, remediation, stabilisation and repair of 15 Heritage worker’s cottages at numbers 16 through 48 Kensington Street. All existing structures were formerly part of the Tooth and Co. (later Carlton United Breweries) site, with the worker’s cottages built by the brewery as accommodation for its workers between 1846 and 1880 and having most recently suffered the impacts of squatters. Rapid cleared unsympathetic rear lean-to additions, remediated asbestos and lead paint, and restored the cottages using traditional period materials and craftsmanship. Works were completed concurrently and alongside other major works being delivered by our client and four other builders, within very tight access constraints.
